Use this as a working checklist before you write an offer. It is general information, not legal, tax, insurance, or lending advice.
1. Insurance first
Get actual home insurance quotes while you are still deciding which home to offer on, not after you are under contract.
- Ask for roof age, roof material, and any recent roof work
- Share year built, square footage, and updates with the insurer
- Compare at least two quotes before you lock in a monthly payment
2. Wind mitigation report
A wind mitigation inspection documents roof attachment, roof shape, and opening protection. Florida insurers must offer discounts for qualifying features.
- Ask if the seller already has a recent wind mitigation report
- If not, budget time to order one during your inspection window
- Keep a copy for your insurance agent
3. Flood zone vs flood risk
A flood zone is a map category. It is not a promise the street will stay dry. Standard homeowners policies do not cover flood.
- Check the flood zone and ask for an elevation certificate if one exists
- Look at lot grade and how the street drains after heavy rain
- Price flood insurance even when a lender does not require it
- Remember NFIP policies usually have a 30-day waiting period
4. Hurricane readiness
Atlantic hurricane season runs June 1 to November 30.
- Roof age and condition
- Impact windows or shutters that actually fit
- Generator hookup or whole-home generator
- Know your evacuation zone via county emergency resources
5. Your actual tax bill
The tax bill you see online is often based on the seller's assessment, not what you will pay after the sale.
- Ask how assessment reset at sale may change the bill
- List HOA dues and any CDD assessments separately
- Learn homestead exemption and Save Our Homes portability basics with the Brevard County Property Appraiser
6. Commute test
- Drive the route at the hours you will actually travel
- Include bridges you will cross daily
- Time trips to work, the airport, and the places you go most
7. Climate living
- AC age and service history
- House orientation and afternoon sun on the lanai or pool
- Screened lanai condition
- Pest control plan for mosquitoes and love bugs
8. Area comparison worksheet
Compare homes and areas only. Rank what matters to you across Titusville, Merritt Island, Cocoa Beach, Viera, Melbourne, and Palm Bay.
- Budget and monthly ownership costs
- Water access needs, if any
- Yard, HOA rules, and maintenance level
- Distance to work, beach, and airport
9. County emergency info
- Save AlertBrevard signup for emergency notices
- Bookmark Brevard County Emergency Management for evacuation zones and storm updates
- Stock a basic hurricane kit before season starts
