• Future boat you may want in 2 to 5 years

4. Water level 101

• Indian River Lagoon has almost no lunar tide
• Wind and season change water levels more than tide
• Depth at the seawall is often shallower than mid-canal
• West wind in winter can leave canals noticeably lower

5. Route map, not only the lot

• List every bridge between the dock and where you want to go
• Note fixed clearances vs openings
• Mathers Bridge is a swing bridge with low closed clearance
• Canaveral Lock is the path from the Banana River / Sykes Creek side toward the ocean
• Estimate run time, including no-wake zones

6. Check depth in person at low water

• Bring a measuring pole or depth sounder
• Measure at the end of the dock and along the slip
• Prefer a low-water day, not a high-water afternoon
• Compare what you measure to your loaded draft with a safety margin

7. Seawall, dock, and lift

• Seawall age, material, and visible lean or gaps
• Dock length and whether it reaches usable water
• Lift weight rating vs your boat
• Permits for existing or planned dock and lift work

8. Questions for seller and neighbors

• Has this canal been dredged? When?
• Does the slip shoal after storms?
• Any known seawall or dock repairs coming?
• What size boats do neighbors run from this stretch?

9. Flood insurance and elevation

• Check flood zone and ask for an elevation certificate
• Price flood insurance before the offer
• Walk the lot grade after rain if you can

10. Plan B

If the dream house does not fit the boat you want, plan marina wet slip or dry storage nearby so the home search and the boat plan can stay separate.
